We work closely with our developer clients and this partnership has led to the development of a Three Stage Approach. This ensures that the balance of construction, management, service delivery and residents’ expectations are all achieved.

Our experience extends to providing practical advice to developers on professional Property Management which includes the implementation of a detailed Management Strategy; unique to each property. The strategy includes advice on setting up effective management and service charge processes, procedures and costs which are clear and understood by all parties concerned.

We are acutely aware of the need to have accurate and transparent service charge information on the table prior to any sales process commencing, and the need to ensure that whilst costs are realistic they do not impede the sales process.

Years of working in partnership with developers has given us the ability to add value to any development process by clarifying, as part of our management strategy, issues that may cause difficulties with the future management of the site which includes: On Site Estate Staff and 24 Hour Security, Fire Safety, the Management of Refuse and Recycling, Landscaping, Window Cleaning, Parking Strategy and the Management of Plant and Assets. Alongside we would always prepare a “Welcome Pack” in respect of service charge to be placed with the sales documentation in addition to the “Residents Guide” which we provide to Occupiers when they move in.
