With around 200,000 older people now living in the private retirement sector it is ever more important to ensure that these developments provide a comfortable, well maintained and secure environment, with the occupier being safe in the knowledge that the services sold to them, as part of the purchase, are managed effectively and efficiently and the cost of those services are reasonable, transparent and justifiable.
There have been a number of well documented concerns in the media with particular regard to unreasonable service charges and the unsatisfactory management of retirement developments. With the issue of affordability being paramount, and the cost of utility bills on the increase, combined with escalating service charges, a number of Leaseholders are struggling to retain their accommodation, in particular with older people on fixed incomes.
If you are unhappy with the service you are being provided by your Landlord or you feel your Service Charges are unreasonable, you do have a right under the statutory provisions of the Commonhold and Leasehold Reform Act, which is called The Right to Manage. It is an effective method, without having to resort to the courts, by which you can get control of your development and either appoint new managing agents who will act on your behalf or you can manage the development yourselves.
Galbraith will be happy to act on your behalf and guide you through the process to a successful conclusion or for more information either ask for, or download our Right to Manage Factsheet. Alternatively if you would like to meet and discuss the process in more detail please do hesitate to contact us.
